The Flora is a 10-storey mixed-use facility located at Bank and Flora Streets in downtown Ottawa. From the outset, the client and design team prioritized the resident experience, opting to eliminate underground parking in favour of generous bicycle and unit storage, far exceeding conventional requirements. The project qualified for the CMHC Accessibility Grant by surpassing Ontario Building Code standards. In addition to 15% barrier-free units, several suites follow a ‘Universal Design’ standard, offering wider pathways, accessible millwork, and thoughtful fixture layouts.

The building emphasizes high-quality shared spaces. The penthouse level includes wellness-oriented amenities like a gym and rooftop gardens. The main lobby is expanded to support socializing and casual work, with custom millwork and an art installation celebrating cycling culture. Each suite features individually controlled fan coil units with integrated energy recovery ventilators, reducing energy use and improving air quality. Corridor pressurization limits odour migration, and variable frequency drives further boost efficiency. All plumbing fixtures are low-flow, and LED lighting with occupancy sensors is used throughout, ensuring compliance with national energy codes and IESNA illumination standards.
